Leila is particularly fascinated by the intersection of art and science, often exploring the chemistry behind her creations while enjoying the tactile experience of working with both paint and science kits. Outside of her artistic pursuits, Leila is a key player on her school's girls JV volleyball team, where she shines as a powerful outside hitter. The new administration should be friendly for taxes and, hopefully, we will avoid the much-publicized sunset of significant tax provisions. A hidden benefit of inflation is that most tax income limits, deductions, and social security are indexed to inflation. For example, the joint standard deduction rises from $29,200 for 2024 to $30,000 for 2025, 401k for 2025 rises to $23,500 plus catch-up, and the annual gift tax exclusion rises from $18,000 in 2024 to $19,000 for the current year. The stock market posted its second consecutive year of sizeable gains. These market value increases and volatility may mean that some taxpayers will be met with an unpleasant surprise tax bill. It is expected that 1099’s will report outsized taxable capital gains. To avoid the issue, we help clients monitor and avoid excess capital gains. Interest rates are in a tug of war. While the Federal Reserve has cut interest rates, Treasury bond market interest rates have increased. This has created an opportunity for the saver to realize higher interest rates for longer. Most interest is taxed as ordinary income at the highest marginal rate. Treasury interest is exempt from state tax. Municipal interest is exempt from federal tax, and, in certain circumstances, state tax as well. My appreciation for tax-free income is no secret. Municipal interest is also exempt from the annoying net investment tax. Screenshots Are Forever Snap says your photos vanish, but if someone screenshot them, they’re saved. Sure, you get notified, but then what? That photo could be shared, edited, or used in ways you didn’t expect. Yes, there IS software that takes screenshots secretly. 2. Stranger Danger Random friend requests? No thanks! Some accounts might be fake or hacked, leading to creepy messages, spam, or worse. Always know who is Snapping with you. 3. Snapmap Oversharing Snapmap shows where you are in real time. She was browsing a community page on Facebook when she saw a cute place for rent. She responded to the post, received a link to apply, and a request for a deposit to hold the apartment. The money-ask was a warning flag for her. She was equally concerned about following a link from a stranger. My caller was smart. She pulled back from the exchange. She searched the property address and discovered it was legitimately listed on Zillow and Realtor.com with a licensed real estate agent (me) at a price higher than the scammer was quoting. As soon as she withdrew from the conversation, she noticed that the post was deleted and she could no longer locate the scammer’s profile. She kindly called me directly to let me know. I’m relieved that she wasn’t a victim, but unfortunately, I can’t control or prevent the unauthorized recycling of publicly listed property information by scammers looking for a quick score. Instead, I can warn the general public to beware of grifters, and steer clear of properties being listed casually by non-professionals, outside of established real estate platforms. Even if you are an established homeowner, your friend or relative (college student, divorcing person, job transferee) may need a rental. Be aware that there are shady operators who create fake profiles to hastily post a fraudulent rental opportunity, hoping to hook someone into replying and transferring money. Once the money hits their account, the post and profile disappear. A scammer may ask to meet in person to take a deposit, with an excuse preventing you from being able to see the interior. That’s because they have no legal access, and it’s criminal to use the address fraudulently. Can you rent an apartment directly from a landlord without an agent? Yes, but you could be exposing yourself to criminals looking to take advantage. You might be happier and safer with the help of a professional - a licensed agent, an inhouse property manager, or a sales rep from a multi-dwelling property. In New Jersey, a real estate agent can’t legally accept direct payment from a client. Any commission payment must go through the agent’s brokerage. For screening, my brokerage provides access to an encrypted service. The tenant fills out an online application and pays a small fee directly to the screening network. The agent and landlord do not receive any compensation for the screening, while the prospective tenant’s personal and financial information is protected. If the tenant is approved and accepted by the landlord, we create a lease for both parties to sign. Only at this point will the tenant be obligated to provide cashier’s checks for rent, broker fees, and security deposit. Consumers can look out for rental scams by cross-referencing properties with reputable real estate websites. Red flags include unrealistic prices, inaccuracies in property details or location, or a request to send a deposit without a tour of the property. The pattern will suggest the yarn weight, needle/hook (aka needle) size and gauge needed to achieve the design. Starting with the yarn, the ball band (the paper sleeve around the yarn) will identify the yarn’s weight, needle size and gauge. The objective is to match these key elements on both the pattern and the yarn’s ball band for best results and accurate sizing. Let’s look at each element. Yarn weight is the thickness of the yarn. It ranges from lace (thin) to super bulky (thick). Suggested needles (knitting) and hooks (crochet) are identified by their diameter from thin (<1 mm) to thick (> 1”). Yarn and needles need to work together. Thin yarn uses small/thin needles. Thick yarn uses large/thick needles. Using a thin needle with thick yarn will generate a stiff fabric. Using a thick needle with thin yarn will generate a stitch that is loose and shapeless. Gauge is the number of stitches per inch (horizontal) and rows per inch (vertical). Gauge is critical when making anything that goes around the body (e.g., mitten, hat, and sweater) because stitches per inch are the measurement used around the body (width) to determine size. Achieving the required horizontal gauge will ensure that the finished item will meet the chosen size. This measurement must be verified before beginning the project by making a gauge swatch, a 4” x 4” square using the recommended pattern stitch. The stitch count on the gauge swatch must match the pattern. Rows per inch (length) are less critical because it is easily adjusted when creating the garment by adding or eliminating rows. There is one variable in obtaining gauge and that is you. Yes, we are all different. Some of us are tight knitters/crocheters, others are loose, and yet others are just right. Tight and loose knitters/crocheters will need to adjust “wraps per inch” (WPIs). To determine WPIs, wrap the yarn around a ruler for 1” without stretching and without gaps. Count the wraps on the ruler’s front. Compare this number to a chart like the one below. This will provide the approximate yarn weight/ type. Use this chart to help with pairing yarn with needles/hooks. Print and laminate for handy reference or take a photo. You’ll definitely want to keep this guide! needle size, up or down, to achieve the correct gauge. This is why it’s important to create a gauge swatch at the beginning of each project. If the gauge does not match the pattern requirements, change the needle up one size if there are too many stitches per inch (stitches too small), or go down one size if there are too few stitches per inch (stitches too large). Early decorators had no specific credentials but possessed a combination of style, good taste, and talent. Initially charged with “beautifying” rooms, decorators worked with affluent families to showcase their wealth and add prestige to their homes. Elsie de Wolfe is credited as America’s first decorator. She was paid a commission for her work at the Colony Club in New York in 1905. Eight years later, in 1913, she wrote The House in Good Taste, the first book published on interior design. Dorothy Draper established her firm in 1923, becoming the first documented commercial decorator. By the 1930s, design schools recognized the work of designers along with that of architects and engineers, and “decorators” became known as “designers”. Over time, the two professions have grown farther apart. Interior decorators are experts in aesthetics~selecting furniture, rugs, carpeting, window treatments, wall coverings, and accessories to refresh or coordinate a room or a home. They work with clients to achieve their vision, usually with a strong sense of style, proportion, and color. Many decorators are immensely talented without having had formal training or obtaining a degree in design. An interior designer, however, holds a college degree in the principles of design. Most common is a Bachelor of Interior Design, but sometimes they hold a degree in a related field such as Interior Architecture, Design Tech, Fine Arts, or Theater Design. Some designers graduate with Applied Arts or Associate degrees. These courses of study will include space planning, drafting, drawing, color theory, history of furniture and art, textiles, sustainable design, codes, and computer-aided design (CAD). Interior designers are typically proficient in assessing client needs and the function of space, traffic flow, and how space can be used most efficiently. They should also have a basic knowledge of electrical, plumbing, and lighting requirements, necessary permits and inspections, as well as egress and occupancy codes in commercial work. In the field, an interior designer will work with architects, contractors, and tradespeople, read architectural plans, coordinate services and help manage projects. Designers handle renovations and new builds including kitchens, bathrooms, and multi-function spaces. An interior designer also has the capabilities of a decorator~ selecting and specifying furniture and finishes, window treatments, architectural details, flooring, and color-coordinating and completing a room or a home aesthetically. Both established decorators and interior designers bring something else of tremendous value to any project- their contacts. Navigating decisions such as which tile to purchase, which painter to contract, or which workroom is proficient to make custom window treatments is infinitely easier with the recommendation of an experienced design professional.
