According to their study results, homes listed on a Thursday sell more quickly, and for an average of $3,000 higher than homes listed on other days. So how did Thursday become the new spokesmodel for the real estate industry? Taking a closer look, isolating a particular day of the week misinterprets the facts. Consider the long list of preparation tasks that lead up to readiness for sale, both by the homeowner and by a compe- tent real estate agent. A good agent advises their clients to make repairs, declut- ter, clean, and apply a fresh coat of paint. Sellers looking for the best sale outcome will also brighten the exterior and land- scape of their home. These actions combine to achieve readiness for photos and buyer showings. If the proper steps aren’t taken, a home will not look its best or sell successfully, no matter what day of the week the listing is announced. Similarly, the asking price must adequately reflect the current market values. If priced too high, a home will take longer to generate showings and an offer. Thursday seems to hit the sweet spot for buyers browsing online listings: it’s not too early in the week to forget, and not too late to make weekend plans for a showing or open house. If your photos aren’t ready on Thursday, it won’t help to publi- cize the other details without them. A good agent arranges professional photos in advance, so that they can be processed and edited along with home facts and descriptions. Everything (includ- ing a plan for accommodating showing requests) must be ready to “activate” in a coordinated, simultaneous effort. It’s no coin- cidence that sellers and agents who are completely prepared to present a home in its best light, earn the freedom to choose the most convenient and effective day to list for sale. Responsible sellers choose an experienced agent to advise and represent them, and then make every effort to prepare their home for sale. A well-maintained and sparkling home, listed at a competitive price, enhanced by high-quality photos and market- ing, will always get the best response from buyers.
