THE BRIDGEWATER-SOMERVILLE CONNECTION PAGE 8 NOV 2023-JAN 2024 theconnectionsnj.com The majority of the time, it is not our first thought that our dog may or may not be doing something because of physical pain. Sometimes our dog might be displaying problem behaviors, or even new problem behaviors, because of something that is going on internally. A simple and much overlooked example could be a puppy or young dog that is potty trained but has an outbreak of accidents in the house. Some troubleshooting that is usually suggested is more supervision during free time in the home and more opportunities for potty time outside; however, we can go a bit deeper and ask if the dog possibly has a urinary tract infection. Another classic example is a dog who resists getting dressed (putting on a harness, leash, or even a jacket). We might look at this as a lack of neutrality in handling, but it could also be that the dog has pain around their head due to an ear infection; when you put the harness on over their head they instinctively want to back away. It is important to consider all sides of the problem behavior when deciding on a behavior modification plan because it just might be that something isn’t right, not that the dog is being stubborn or unruly. Pain in our dogs is usually accompanied by avoidance strategies intended to minimize the chance of discomfort. On top of that, pain diminishes emotional capacity. A dog who usually engages with everyone at their daycare may all of a sudden be looking for opportunities to disengage or even might be snappy during play when they normally wouldn’t be. Because dogs are social animals, they could also display appeasement behaviors towards us when in pain: more pawing, leaning, and nudging could be interpreted as pushy or excessively asking for attention, when it could really be their attempts for communication. Some general signs to look for are touch avoidance, changes in routine, odd changes in personality, decreased interest in usual activities, and much more. It is important to be mindful when observing changes in behavior as it is essential in identifying pain regardless of age. At My Dog’s Got Class, we follow the LIMA hierarchy. This acronym stands for Least Intrusive, Minimally Aversive - it is a strategy that trainers use for behavior change and the first step is addressing nutritional and physical wellness. This is why we ask so many questions that many clients feel are not relevant to the problem behavior that they are experiencing with their dogs. There are five more steps after wellness and only the third step starts to deal with actual training. Sometimes we even recommend seeing a veterinarian before making a training plan. This approach to training really highlights the ‘big picture’ so that all aspects of behavior change can be accounted for so that a foolproof training plan can be created and executed. It is so important to not address the symptoms of a problem behavior but to look deeper as to why the behavior is occurring, whether it has to do with pain or not. If you are interested in learning how to find and identify differences in your dog’s behavior, contact My Dog’s Got Class My Dog’s Got Class for a private session so we can work together on some detective work! theconnectionsnj.com HOME & DESIGN PAGE 26 Fair Street Interiors Gail Bicknell, ASID, CAPS 908.334.1953 fairstreetinteriors.squarespace.com Design for Interiors and Home Modifications Wallpaper is a design staple. Popularity grows and wanes over time. It’s out. It’s in. Heading into 2024, it’s definitely IN. Like paint and fabric, wallpaper can be transformative, and it’s the perfect cure for too much white or neutral in a space. Wallpaper can add texture, color, or interest. It can add drama, invigorate, or calm a space. One of the latest movements in design is self-expression. Wallpaper allows clients to show their personality at a fraction of the cost of new flooring or furnishings. Elegant in the recesses of a coffered ceiling, inviting in a foyer, or punchy in a tiny powder room, well-chosen and installed, it can elicit a real “wow” response. Wallpaper dates back to the 16th century. Florals and small landscape scenes were hand printed in black ink on individual sheets of paper, approximately 16” x 20”, and were first pasted into cupboard interiors. Flocked paper was made by scattering bits of powdered wool, a by-product of the woolen industry, onto wet ink, allowing color to be added to wallpaper. Turpentine was used in the adhesive ink and had the added advantage of repelling moths! Flocked wallpaper became wildly popular in Europe. By the late 17th century, trading with the East had begun and Chinese wallpaper was introduced in Europe. Hand painted on larger sheets of paper were scenes of Chinese life, exotic animals, birds, and florals~ the quality and sophistication of designs were unmatched in Europe and became highly desirable~ for those who could afford them. Around the same time, block printing became popular in England and wallpaper began being produced in rolls. Designs were engraved into wooden blocks which were inked and pressed onto paper. With multiple blocks, multiple colors could be added to the designs. This was a time-consuming and exacting process since each color had to dry in between and blocks had to be meticulously positioned. A William Morris paper in 1874 used 30 different blocks and 15 individual colors. Technological advances of the industrial age led to the invention of the wallpaper printing machine and within 25 years, wallpaper was accessible to a vastly wider clientele. Craftsman, Art Deco, and Cubist designs became popular in the early 1900’s. In 1961, pre-pasted and trimmed paper was introduced and the DIY craze began. Laminated paper, scrubbable vinyl paper, and metallic finishes became popular in the next two decades. Today, durable, easy-to-clean wallcoverings are popular in high-traffic hallways, gyms, and children’s rooms. Magnificent, hand-painted papers still exist~ a recent show house in Palm Beach featured a gorgeous wall covering installed in a guest shower under specially treated glass to prevent moisture and mold. Today, bedrooms, powder rooms, and foyers are the most popular places for wallpaper, but nothing is off-limits. Higher-end and specialty wallcoverings are sold by the yard~ widths of paper vary. A quirky, industry insider-tip is that most wallpaper on the market is sold in double rolls but priced by the single roll. If you’re contemplating a wallcovering project, consult with a professional~ for both measuring and installation. I encourage you to consider adding wallpaper to your home to add color, interest, or texture. Today, along with traditional classic designs, you’ll find an amazing array of products that emulate silk, linen, hemp, even nubby wools, and rustic wood. Ready to update the heart of your home? theconnectionsnj.com HOME & DESIGN PAGE 28 The interest rate for a 30-year fixed mortgage, the standard option for financing the purchase of a home, has risen to its highest highest level since the year 2000. The Federal Reserve began a series of regular increases in March 2022 as part of an ongoing drive to curb inflation. Since then, potential buyers have been shocked to see their projected monthly payments go up dramatically. Rates are currently fluctuating around the mid-7%s. Conventional wisdom holds that rising interest rates will cause home prices to drop. If the price of home ownership becomes more challenging, it’s expected that buyers’ purchasing power will be reduced or postponed, ultimately shrinking the buyer pool. Fewer buyers might tip the balance away from the current seller’s market and lead us to a place where home sellers would have to negotiate their prices to interest qualified buyers. We saw this in 2008. That crisis tightened purses and even caused some borrowers to default, resulting in a steady decline in home sale prices. Most homes in our area did not regain their value until 2014 or later. In direct opposition to the 2000s economic downturn, today’s housing prices have risen in tandem with mortgage rates. Low Low inventory, a very limited number of homes for sale, is the primary reason for rising home prices. Prices stay high when there are too many buyers competing for too few available homes. Current homeowners with pre-2022 mortgage rates ranging from 2.5% to 4.5% don’t want to relinquish their favorable rates, even if they would like to purchase a different home. Recently, we’ve been seeing the normal turnover of homes impeded by a lack of willing sellers. There is very little new construction to add inventory. Homeowners without mortgages, or those who plan to leave New Jersey for states with a lower cost of living, will see the greatest financial benefit from the high sale prices of their NJ properties. Some buyers have funds on deposit from a previous sale or pre-inheritance cash earmarked for a home. Almost everyone else is using conventional financing to purchase their homes. Their main question is, “Should I wait for rates to come Should I wait for rates to come down before I buy a home?” “If you find the right house and you’re in a good financial position to buy, you shouldn’t let the opportunity slip while waiting for rates to fall,” said David LaFever, an experienced local Loan Officer from CMG Home Loans. Dave’s 36 years in the home loan industry, covering the full range of market conditions, are a testament to his knowledge of the big picture. “For example, our Rate Rebound program allows you to buy your dream home now and get a lower rate later (when the market rate falls) with a free or minimal-cost refinance.” The mortgage industry is adapting to the rate increases with smart alternatives, and we have not exhausted the pent-up demand for homes in Somerset County.
