With only a few weeks away from the start of the Spring Market, here is my expert advice on preparing your home to sell, and these updates do not need to break the bank! Spruce Up Curb Appeal - The first, in-person impression any buyer will have of your home is from the curb, so start there. Hire a landscaper to power wash your house and patios/walkways – or rent a machine to do it yourself. Is your front door, shutters or mailbox looking a little tired? Cleaning and a fresh coat of paint can work wonders. Lastly, mulch beds, trim and remove any dead trees or plantings. Donate/Declutter - The first step is identifying the items you don’t need or want to free up space in your home. You can have a dumpster placed in your driveway. Donate any usable items to a charitable organization locally or hold an estate sale if you have many valuable possessions. Paint - Paint will yield a 300% return on your investment. A fresh coat of paint will look fresh, clean and inviting to potential buyers. If you have bold paint colors in your home, a coat of neutral paint color throughout will make your home more appealing. Neutral white tones make it easier for buyers to envision how they will live in the space and make it their own. Deep Clean - Thoroughly clean your entire house before putting it on the market, focusing on key areas like appliances, bathrooms, floors, windows, and mirrors to present the home in its best possible condition to potential buyers, aiming to make it look fresh and inviting. I often suggest removing window screens that are dirty, stacking them in the basement, and having all the windows cleaned. Buyers love seeing natural light coming into the home. Consider Replacing Light Fixtures, Faucets, Cabinet Hardware, and Bathroom Mirrors - Simply changing out these items if they are worn or dated will modernize the space. This will add significant value to your home. You could consider trending gold or black finishes, and find things inexpensively online. Consider Replacing Old Carpet - If the existing carpet is heavily stained and cannot be cleaned, I often suggest replacing the flooring. If you have hardwood floors underneath, just remove the carpeting. Buyers care deeply about the floors and the stains will distract them from making a great offer! Stage - To me, staging a home is like placing the cherry on top of the pie that has been baked fully. All of the above steps need to be done to lay a foundation to make the home desirable. Staging adds the final touches that put it over the top. Having been a successful luxury home stager prior to selling real estate, I know what every home needs to be appealing to buyers. Sometimes it is just rearranging or removing furniture pieces, adding new throw pillows, and bringing in some beautiful decor and accessories.
