This enables the conscientious seller to sell quickly, and promote the high- est selling price. Begin inside the home. First, make a list of items to donate or sell. This helps organ- ize household inventory. Next, make a list of rooms to tidy, clean, touch-up, de-clut- ter, possibly decorate. There may be some hidden wow factors to showcase! For instance, remove carpeting if there is hard- wood flooring underneath and refinish the hardwood floors. The current trend is dark- er stained wood. Another example: if you have wallpaper, take it down, and keep it simple by painting the walls neutral colors or choice colors in deep earth tones. Renovated kitchen and baths sell homes faster and for a higher selling price. A fin- ishing touch tip: paint the trim, moldings, risers, and spindles a bright white for a fresh and current look. And always remember (weather permit- ting) to make a lasting impression with an unforgettable curb appeal. Polish the land- scape, add mulch, prune, plant colorful flowers, repave the driveway, clean out the gutters, clean the roof, clear the walkway, paint the front door.
