Just as with people, the same premise holds true with homes. Your home’s curb appeal is the 1st impression your home will give to potential buyers. Therefore, it is important that your home looks cared for, start- ing with the exterior. As busy, top-producing Realtors, Lisa Berchoff and Robert Incao have experienced plenty of buy- ers who decline previewing a home based on external condi- tion. Lisa & Robert often share easy tips with their clients to ensure the exterior showcases that stellar first impression mak- ing the buyer think your house could be their home. Maximum curb appeal starts with the lawn, which should be manicured and as green as pos- sible. Landscaping should be well trimmed and new mulch added to the flower beds which will denote a fresh look. Some of the most common situations that Lisa & Robert find is that home owners have trees that dwarf the house in size, over- whelm the property and/or block the front entry door. Although trees may offer privacy and shade, the house can appear smaller, darker, and less welcoming. Once these trees are trimmed or removed the entire entranceway appears larger, brighter and more welcoming. Also, positioning seasonal plant- ings by the entrance of the home provides a desired and welcoming pop of color. Other suggestions Lisa & Robert generally give sellers to improve the exterior and/or curb appeal of their homes, are power washing the siding, re- painting the front entry door, and having the driveway resealed. All these items will refresh the curb appeal of your home and are fairly inexpensive. The Berchoff-Incao team advo- cate fixes that can make a big difference for a small price when selling your home. Besides first impressions, there’s another significant rea- son great curb appeal is a good investment. When a buyer sees a well-cared for and well main- tained home, it is evidence that the owner displays pride-in- ownership. That will lead the buyer to have more confidence that the inside has also been maintained, and they’re much more likely to make an offer. As Realtors and Home Stagers, Lisa Berchoff and Robert Incao focus on market- ing the home from the outside in. Lisa & Robert advise that once your house is for sale, you want to think of it as a product. As such, you want consumers (buyers) to choose your home over the next available listing. If it is both appealing and appears to be well-cared for with its curb appeal you may already be one step ahead of your competition!
