Big projects that include major earthmoving and construction take time, and the better the planning is, the more smoothly the work will go. The Design Phase For larger projects, it’s best to begin working with us at least 4-6 months in advance of when you’d like to complete the project. This allows sufficient time to assess your needs, come up with a thorough plan, and work through legal requirements and per- mitting. First, we will come to your property to assess your needs and understand your expectations for your new landscape proj- ect. This includes taking measurements and photos. Next, we draw up the plans for your project. A high-quality design can take 4-8 weeks to produce, and we include pricing in a thor- ough estimate. These plans are subject to your approval before any work begins, as the best time to make changes is before breaking ground. The Permitting Phase Each New Jersey town has its own rules about what is permitted on your property, so the process can take six months to one year to complete. If your project is outside the scope of what is generally allowed, you may have to apply for a variance to get per- mission to proceed. Many towns require engineering, grading and/or topography plans that must be com- pleted by a third-party, licensed engineer. There may be other rules and regulations that require board meetings, and state or federal approval requirements as well. Once the permit application process is com- plete, towns have 21 days to either approve or reject the permit. If it’s rejected, it’s possi- ble to make changes and resubmit altered plans for approval. The Construction Phase Once we have a permit in hand, we are ready to schedule your project. We do our best to provide an accurate estimate of the completion time upon signing a construc- tion contract, but residential construction is greatly affected by the weather — and that’s out of everyone’s control. Additional- ly, a contractor has no control over the scheduling of township inspections that must be done during the construction phase. The Post-Construction Phase Once your new project is complete, we clean up any debris and haul away our tools, so you can enjoy your new space. We do offer a multitude of attractive warranties and will come back to honor any replace- ments and/or repairs in a timely fashion. This process may be subject to both weather and seasonal temperature fluctuations and you may end up waiting until spring before we can properly tend to your needs. We take our post-job follow up and war- ranties seriously and will come to remedy any post-construction issues as soon as the temperatures are right for the job.
